Where the brokerage stood in July.

Findings from the pre-engagement audit before remote development began.

No digital home

A brokerage operating without a website. In a market where borrowers compare lenders online before they call anyone, that is not a gap, it is an absence.

Nothing to qualify a lead

Mortgage buyers want numbers before conversation: repayments, borrowing capacity, deposit. Without calculators, every enquiry started from zero.

An underserved audience, unaddressed

Tamil-speaking first home buyers in Australia navigating a lending system explained to them only in English, by lenders.

Enquiries handled manually

No lead capture, no booking flow, and nothing connecting interest to an appointment.

Four active pillars engaged.

01 Active

Website

Eight pages, four working loan calculators, automated lead capture and a booking flow — designed, built and deployed remotely from Chennai.

02 Active

Social Media

Tamil-language home-buying explainer series across Instagram, Facebook and YouTube, published as episodic content.

03 Active

SEO

Full tracking stack connected in month two, on-page work across all existing pages, Core Web Vitals and schema fixed sitewide.

04 Active — Verification Pending

Google Business Profile

Local listing setup underway; verification with Google is the open item carrying into September.

05 Inactive — Planned

Meta Ads

Brand awareness campaign planned once the site and content cadence are established.

06 Inactive — Planned

Ad Creative Production

Podcast production planned as a distinct format rather than repurposed social content.

Two months, built across oceans.

Remote execution from Chennai for a Melbourne brokerage: eight pages live, four loan calculators deployed, content views up tenfold.

Same Content, Three Platforms — August 2026

Instagram
34,884 views
Facebook
3,204 views
YouTube
888 views

Identical cross-posted content delivered roughly ten times the views on Instagram as on Facebook, and thirty-nine times YouTube. On Instagram, Reels averaged 2,844 views against 250 for static posts; on Facebook the gap was starker still, 266 against 3.7. That is a channel finding worth acting on rather than averaging away — September concentrates on Reels and treats the other two as secondary distribution.

“Four loan calculators do more qualifying work than four weeks of ad spend. Build the tool that answers the question, then buy the traffic.”
Usher Media — Melbourne brokerage engagement, August 2026 Report

What went wrong, and what we did about it.

August 2026 — Month 2

Enquiries were going to the wrong inbox

What happened
Website enquiries were routing to an internal inbox rather than the client's own. Alongside it, the QR code scan link pointed to the wrong page, a loan calculator had a display glitch, and the enquiry form's capture logic was unreliable.
Why it mattered
A brokerage lives on response time. Leads landing anywhere other than the broker's inbox are leads cooling in the wrong place.
What we did
Corrected the routing so enquiries go straight to the client, fixed the QR link and the calculator display, upgraded the form's capture logic, and added Google Tag Manager so the whole path is measurable.
Result
Five reliability fixes shipped in one month, ahead of any spend being put behind the site.
July and August 2026

Google Business Profile is still not verified Still open

What happened
GBP verification was pending in July and remains pending in August. No profile views, calls, direction requests or reviews can be reported.
Where it stands
The August report states plainly that nothing in that section has been estimated. Reporting a zero as a performance failure would be dishonest in the other direction — the channel has not been switched on. Verification is the priority carry-over into September.
August 2026

Two of three content platforms are underperforming Still open

What happened
The same content delivered 34,884 views on Instagram against 3,204 on Facebook and 888 on YouTube. YouTube's thumbnail click-through rate fell from 14.29% to 4.63% as publishing volume rose from 2 videos to 12.
Reading
Cross-posting identical assets to three platforms is distribution, not strategy. Each platform rewards different formats, and two months of data already says so.
Where it stands
September concentrates on Instagram Reels, with Facebook and YouTube treated as secondary. Whether Facebook stays in scope at all is an open question. Podcast content is planned as a distinct YouTube format rather than a repost.
